Alli is a target for Real Madrid.
According to ‘Don Balon’, the 21-year-old has emerged as a major transfer target for Florentino Perez.
Alli is under contract at Spurs until 2022, but that is not putting Real chiefs off completing a deal for the midfield talent.
Perez is hoping he can strengthen an already star-studded midfield lineup with the addition of Alli, and could offer fringe player Kovacic as part of the deal.
The 23-year-old has struggled to find his feet in the Spanish capital, starting just two games this season, and is behind Toni Kroos and Luka Modric in the pecking order.
It is unlikely Spurs will let Alli go in the January transfer window, but the Spanish publication claims the England international is keen on a move.
Recent reports suggest Alli is searching for a new agent in order to force a move away from White Hart Lane, and ‘The Mirror’ understands Cristiano Ronaldo’s agent Jorge Mendes and Paul Pogba’s agent Mino Raiola are eying him up.
